At a glance
- Choose Ask LetResolve in the menu, type your question and choose Ask.
- Answers come only from your own records, and list the records they used.
- You get 100 questions a month. The count resets on the 1st.
- Answers can be wrong, so check the records linked under each one.
Asking a question
Ask LetResolve is for landlords. Landlord Users you invite don't see it.
- Choose Ask LetResolve in the menu.
- Type your question in the box (
Ask about your properties and issues…
), or choose one of the suggested questions underneath. - Choose Ask or press Enter. You'll see

Good questions to ask
- "What's still open, and what's high priority?"
- "Which property has had the most issues this year?"
- "Which jobs took longest to fix in the last six months?"
- "Are any damp or mould issues still open?"
- "What changed in the last week?"
- "What's happened at 12 Acacia Avenue since January?"
- "Which issues are waiting on a contractor?"
Checking an answer
Under each answer, Based on lists the issues and properties it used. Choose one to open that record and check the detail for yourself.
Those links come from the records LetResolve actually looked up, not from the AI's wording, so they always point to real records in your account.
Answers can be wrong
Ask LetResolve is quick and usually right, but it can make mistakes. Before you rely on a date or a figure, especially in a dispute, open the linked records and check.
What it can and can't do
It can
- answer questions about your properties, issues, occupiers' names, dates, statuses and recent changes
- count, compare and list, such as "how many", "which took longest" or "what's open at…"
It can't
- answer questions that aren't about your own records. It will politely say so.
- give legal advice or explain regulations. For your obligations, check official guidance or speak to a qualified adviser.
- change anything. It only reads your records.
- remember earlier questions. Each question is answered on its own, so include the details every time. For example, ask "…at 12 Acacia Avenue", not "…there".
Your monthly allowance
- The meter at the top right of the page shows how many questions you've used, for example 18 of 100 questions this month.
- Your allowance resets on the 1st of each month.
- To keep things running smoothly, there's also a short-term limit of 10 questions in any 10 minutes.
- Each question can be up to 300 characters long. A counter appears as you get close.
Your earlier questions
When you open Ask LetResolve, your last 10 questions and their answers are shown, so you can pick up where you left off. Questions and answers are kept for 90 days, then the words are deleted. We keep only a note that a question was asked, and when, so we can count your allowance.
How your data is handled
- Only your records. The AI can't look anything up for itself, and it can never be given another landlord's records.
- Only what's needed. LetResolve sends your question and just the records needed to answer it, such as issue numbers, titles, descriptions and comments, dates, statuses, addresses and occupiers' names. Occupiers' phone numbers and email addresses are never sent.
- Processed in the EU. Questions are handled by Microsoft's Azure OpenAI service in the European Union (Sweden Central). Your records themselves stay in the UK.
- Never used for training. Neither we nor Microsoft use your questions, records or answers to train AI models. Microsoft may keep them for up to 30 days to check for misuse of its service, then they're deleted.

Tips for better answers
- Be specific about time: "this year", "last month", "since 1 June".
- Name properties as they appear in LetResolve, such as 12 Acacia Avenue.
- Ask one thing at a time. Two short questions usually work better than one long one.
