At a glance
- Sign in with your email address and a one-time code. There's no password to remember.
- LetResolve accounts are set up by invitation.
- Start by adding your properties, then log issues as they're reported.
- It works in the web browser on your phone, tablet or computer. There's nothing to install.
Signing in
LetResolve runs in your web browser. You can sign in from any phone, tablet or computer.
- Go to letresolve.com and choose Sign in at the top of the page.
- Enter your email address and choose Next.
- Microsoft emails you a one-time code on LetResolve's behalf. Type it in.
- You'll arrive at your Dashboard.
That's it: no password to create, remember or reset. LetResolve never sees or stores one.
Tip
If the code hasn't arrived within a couple of minutes, check your junk or spam folder. It comes from Microsoft, not from a LetResolve address.
Use the same email address every time
Your access is linked to the address you were invited with. Signing in with a different address takes you nowhere. You'll see No access yet
.
Getting access
LetResolve accounts are set up by invitation.
- If you're a landlord: we create your account and give you an invitation link. Get in touch to get started.
- If you work with a landlord (for example as their letting agent, handyman, bookkeeper or family member), ask them to invite you from their Team page. The link works only with your email address and lasts 7 days. What to do with your invitation.
The first visit of the day
To keep prices low, LetResolve rests when nobody is using it. If you're the first person in for a while, you may see:

Just wait. It carries on by itself, and after that it's quick. Straight after signing in you might also briefly see Finishing signing you in…
, which is normal too.
Finding your way around
The menu on the left takes you to each part of LetResolve. On a phone or small screen it moves to the top of the page.

Two things sit at the top of every page: the search box (Search the issue log…
) and the Log new issue button. At the bottom of the menu you'll find your account name, your own name and role, and Sign out.
Your dashboard
The dashboard is built for a quick daily glance:
- The tiles show your open issues, how many are high priority, how many have been open for more than 30 days, open damp or mould reports, and how many you've resolved (with the average number of days it took).
- Needs attention lists high-priority issues and anything open for more than 30 days. Choose a row to open it, or View all for the whole Issue Log.
- Recent activity shows the latest changes across your account. Full history opens the History. Landlord
- By property shows how many issues are open at each property and the date of the oldest. Choose a property to open it.
Your first ten minutes
The quickest way to get value from LetResolve:
- Add your properties. You only need the first line of each address to begin with.
- Add who lives there. Their name is then filled in on every new issue automatically.
- Log the issues you already know about. Change the Date reported if they came in earlier.
- Add photos and certificates. Photos go on issues; gas certificates and agreements go on properties.
- Invite your team. Add your letting agent or handyman when you're ready. Landlord
Using LetResolve on your phone
LetResolve is designed to be used standing in the property, as well as at a desk. There's no app to install: just use your phone's web browser.
Add it to your home screen
- iPhone or iPad (Safari): tap the Share button, then Add to Home Screen.
- Android (Chrome): tap the ⋮ menu, then Add to Home screen or Install app.
A few differences on a small screen
- The menu sits across the top of the page instead of down the side.
- The search box at the top is hidden to save space. Use the
Search the log…
box on the Issue Log page instead. - Add photos lets you take a new photo or choose ones you've already taken.
Who can do what
There are two roles in a LetResolve account:
- Landlord can do everything, including deleting records, inviting people, seeing the History and using Ask LetResolve.
- User can add and edit properties, occupiers, issues, photos and documents, and run reports. Users can't delete anything or invite people.
Signing out
Choose Sign out at the bottom of the menu. If you've used a shared or public computer, always sign out when you've finished.
